CELESTINA: A HIDDEN GEM IN ST. JOHNS COUNTY!

Celestina is a gated neighborhood located within the St. Johns County school district. It is close to I-95 and right down the street from where the New Gate Town Center is currently being developed. The  8 million dollar amenity center is breath taking and hosts monthly events for all of the homeowners to enjoy. Amenities in the neighborhood include: a state of the art fitness center, resort & lap pool, 2 tennis courts, 2 bocce ball courts, kids activity court, multi-purpose play field, playground, pocket parks, dog parks, ¼ mile asphalt track, event lawns,  and a party pavilion. When this neighborhood is completed it will have around 600 homes ranging in price from the low 300's to over a 1 million dollars. 

CalAtlantic is the exclusive builder for this community. One of the nice things about this neighborhood is they offer plans and lot sizes for a variety of budgets. This neighborhood is great for a first time home buyer,  buyers wanting to downsize or for buyers wanting to up-size and build their large, dream home. They have four different collections of floor plans/lots. The lowest priced homes in Celestina are in the Vista Collection and they come on 68 ft. lots. (which is a large lot if you have been looking at other new construction in St. Johns County) The floor plans offered are  between 2096 to over 2900 square feet. The base pricing of these homes start around $316K to over $370K. The next collection is know as the Solstice Collection and features 73 ft. wide lots. The square footage for the homes in this collection range from 2915 to over 3600 sq. ft. The base pricing is between  $396K to over $435K depending on the floor plan and elevation you choose. Granite counter tops, tankless water heaters, stainless steel appliances, 42 inch maple cabinets and  tile in the wet areas are just a few of the  standard features. The HOA fees run $909.24 per year for these two collections. The CDD fees are based on lot size  $2453 per year for the 68 ft. lots and $2636 for the 73 ft. lots.

Homes in the Meridian Collection  come on 83 ft. wide lots. These floor plans range from 3300 to around 4413 square feet and prices start around $420K  to over $517K. . Just a few of the standard features for this collection are:  granite countertops, pavered driveways and porches, 42 inch maple cabinets, tankless heaters, and  Radiant Barrier Roof Sheathing. The Sanctuary Collection is Cal Atlantic's  high-end collection with  homes being built on 90 ft. wide lots. The floor plans in this collection range in size from  4145 to over 6000 square feet. Pricing  starts at $606K to over $772K. A few standard features for this collection are: concrete tile roofs, pavered driveways and porches, wood shelving in owner's suite, soft close cabinets in kitchen, frameless shower and glass enclosure in master. Another unique feature about the homes in these two collections is the location in the community. While all of Celestina is gated by the guard house gate at the front entrance  homes in these two collections are located behind another gate inside the community. The HOA fees run $1579.44 per year for these two collections. The CDD fees are based on lot size  $3377.00 per year for the 83 ft. lots and $3491.00 per year for the 90 ft. lots.
